Set your budget in the right currency
Most Georgetown rentals are priced in USD per month, but payment is often collected in GYD at the day's exchange rate. Always confirm which currency applies before viewing. A typical 2-bedroom in Georgetown runs USD 400–900/month depending on area and furnishing.
Search by area, not just price
Guyana's rental market varies sharply by neighbourhood. Georgetown (Kitty, Bel Air, Queenstown) commands higher prices but has better utilities. East Bank (Eccles, Diamond, Providence) offers larger properties at lower cost, with a 20–40 min commute. Use Skyline's area filter to compare.
Check the essentials upfront
Before viewing, ask: Is there a generator? Is there a water tank? Is it on the water schedule? These aren't extras in Guyana — they directly affect livability. Skyline listings surface these by default.
Visit in person
Never commit without visiting. Check: water pressure, generator fuel arrangement (who pays?), drainage/flooding risk especially for ground-floor units, security (grilles, locks, neighbourhood lighting), and cell signal if working from home.
Understand the lease
Standard lease terms in Guyana: 1-year fixed term, 1–2 months security deposit, 1 month advance rent. Get everything in writing. Confirm who pays utilities (water, light, internet). Notice period is typically 1 month. Have a lawyer review if it's a substantial rental.
Avoid scams
Red flags: landlord is "overseas" and can't meet; payment via Western Union / MoneyGram required before viewing; price is suspiciously below market. Always view the property before paying anything. On Skyline, verified listings have been manually checked.
